Some Missouri listings don’t note nearby data centers. Check the address yourself. https://closetodatacenter.com/realtors
These are research questions, not accusations. If the answers are not in the file, county planning is the next stop.
Question 1
How far is this listing from any operating or proposed data center?
Ask for miles to the nearest campus, including projects that are entitled but not yet built.
Question 2
Has the county approved a CUP, rezoning, or tax abatement nearby?
Public filings often appear before construction. County planning can confirm what is on the books.
Question 3
Is the house on a private well, and has water use been discussed at planning meetings?
Large campuses can require substantial cooling water. Well owners typically want that on the record.
Question 4
Are new high-voltage lines, substations, or truck routes planned?
Related infrastructure can affect parcels that are not next to the campus itself.
Question 5
Have nearby owners been approached about a sale or easement?
That is a public-interest question, not an accusation. County records and neighbors are the usual sources.
For agents who want a plain-language note in remarks. Not legal advice.
This property may be near a known or proposed data center. Buyers should independently verify distance, noise, water, traffic, and comparable sales before writing an offer. A public distance search is at https://closetodatacenter.com
